Payment Of Rent
Rent must be paid in full and on time – by midnight on the day it’s due. If you’re mailing your payment, be sure it’s sent in time (a minimum of 5 days) to be delivered by the due date.
You can also provide post-dated checks for the period of the lease duration or annually. However, it's a good idea to keep in mind that you will be responsible for the landlords bank fees related to all rejected (NSF) payments. This is on top of the late fee contained in your lease.

Late Payment
We understand that “things happen” and that it’s not always comfortable to share personal circumstances. However, open communication can avoid the escalation of situations. If you encounter challenges with making your rent payment, reach out before the due date!
We cannot guarantee the wavering of late payment fees, but it’s much easier to provide you with accommodation when we know that your rent will be received late.
Failing to communicate can lead to not only late fees, but also start the administrative process of canceling your lease.
Your lease details the late payment fees. Unless you have received a confirmation of accommodation from your landlord;
You should make a separate payment by the same method of your rent payment, including a note "late payment (month)".
Rent Payment Deductions
You are entitled to deduct the cost of any emergency repairs, as long as the following conditions are met;
You must contact the landlord 778-733-2027 or landlord agent 778-744-0788 before authorizing or starting any repairs.
You must receive an authorization to engage an approved outside repair service.
The repair service must provide a valid detailed receipt and contain a registered business number.
You submit any requested documents and/or photos pertaining to the payment for repairs before making any deduction from your rent.
With prior authorization, the costs of small general repairs may also be deducted from a rent payment. This is as long as the following conditions are met;

You must receive an written authorization after submitting your repair details HERE.
ATTENTION: Deducting any amount from your rent payment without written authorization from the landlord or Resident Tenancy Board is considered a contravention of your lease agreement.
