Home Decoration Policy
You want your home to be a reflection of your style, to create a surrounding that inspires you. Well that’s totally understandable. However, although we want you to be at home, the fact remains that the unit belongs to your landlord.
This means that in order to make changes to your unit, you need to do this only with a mutual agreement.
Interior / Exterior Decoration
No modification to the move-in decoration is permitted without the written consent of the landlord.
Any request to modify the decoration must be received prior to the start of work.
The tenant accepts to return all decorations to the move-in condition prior to vacating the unit.
No interior or exterior structural modification or construction is permitted without the express written consent of the landlord.
Modification of electrical or plumbing systems is not permitted.
If you wish to paint any interior walls in dark colors, you need to consider the additional costs of returning the off-white color before leaving. Painting over dark colors requires x2 coats of white under-coat, plus x2 top coats.
In most cases, you will be required to make a $500.00 per room repaint deposit. Deposits will returned:
Once the original color is restored
Or 8 gallons of the same color and type paint is provided if the landlord accepts to keep the new color.
We recommend using only off-white colors. In all cases, you will be required to:
Provide the color code of the paint color.
Be prepared to provide the same paint should any repairs be required.
Ceilings MUST REMAIN WHITE (matte/Flat).
YOU MUST ONLY USE LATEX (WATERBASED) PAINT.
Avoid matte or high gloss, semi-gloss paint provides easier maintenance and cleaning.
Transitions between ceilings, trim and different colored walls must contain clean lines.
Paint must be applied evenly with no drip lines formed due to over application.
If these requirements seem challenging, it's probably better that you do not attempt to do the painting yourself ;-)
