Pets Policies
Wow, you found a rental home that understands that your pet is part of the family. Lets' work together to maintain the acceptance of pets.
Although your lease clarifies the required pet deposit, your maximum allowable pets and the landlords right to request carpet cleaning, this document will help answer some of your questions. It will also help clarify the terms in your lease agreement.
Pets predominantly refers to cats and dogs. Other pet types such as reptiles, fish birds or rodents may have specific restrictions or terms, but can still count towards the total pets.
Always request permission before adding a new pet to your family. Please consider the wellbeing of your intended pet by receiving authorization before bringing them home. Adding an unauthorized pet to your home is only creating a potentially highly emotional uncertainty to the pet.
Unauthorized pets will be subject to a 30 day removal notice.
YES; as long as:
They are of similar size as the size approved in your lease.
If you replace a small dog with a large breed puppy, once they grow your lease may be adjusted to only 1 allowable pet.
The maximum allowable # Pets is respected.
You have received authorization.
In the event that a pet causes a loss of “quiet enjoyment” of neighbors, we will have no alternative but to ask you to remove the pet.
Excessive odor infiltrating other units or common spaces.
The feces of the pet causes unsanitary conditions of the property or neighboring properties.
Excessive damage caused to the unit or property. In which case, you will be required to pay for repairs during your lease period.
As the removal notification is in effect revoking authorization of the pet, you will be subject to cancellation of your lease agreement.
In the event of the discovery of any evidence of pet staining in carpeted areas being identified during a regular maintenance check.
The tenant accepts:
to have the identified carpeted area professionally cleaned until all stains and/or odors are removed.
Provide proof (receipt, including BN / tax ID) of completion of professional carpet cleaning of the room(s) identified within 30 days of notice (verbal or written) being given.
to reimburse the total amount of any carpet cleaning required due to non-compliance of the request for remedy.
Pet Damage Prevention
Hey wait a minute! I paid a pet damage deposit...
Yes that's right, your pet damage deposit is intended to cover any repairs resulting from your pet upon termination of the lease. This deposit is bonded, meaning that neither you nor the landlord can access these funds.
However, we believe that prevention is a much better option. We want to ensure that your home is clean and sanitary. Certain pet stains if left untreated, not only pose a sanitary risk, but can also result in major structural damage. Potential repairs of such damage would far exceed any pet deposit. As we look forward to you staying in your home for many years to come, allowing a situation to accumulate would be counter to the care we offer.
So to ensure you live in harmony with your pet, the pet damage prevention policy becomes a mutually beneficial approach. Tenants who maintain a vigilant approach to cleaning any pet related stains, fully appreciate the care intended by this policy.
All pets in common spaces MUST:
be on a leash or tethered in a place that does not impede other tenants access or designated areas.
not be left unattended in extreme weather conditions.
supervised at all times.
be removed from the common space at the request of any tenant or visitor.
ALL pet waste must be removed immediately and disposed of in the household garbage bin.
