In order to ensure the quiet comfort and healthy living environment to all tenants, the following details the policies contained in your lease. Ultimately, the policy is intended as a way to balance each individuals rights while maintaining security and livability of the building.
The smoking / vaping policy applies to all rental units. Tenants requiring any type of exception or accommodation must provide a written request before taking any action that contravenes any section of this policy.
In the interest of clarity, "Smoking / Vaping" includes tobacco, cannabis or any other substance that produces smoke or vapor that poses a potential health risk.
1. Smoking / Cannabis
· Smoking or Vaping of any kind inside the unit / building is not permitted. Any occurrence of non-compliance will be grounds for termination of the lease agreement. Disposing of any smoking related refuse within exterior areas including common areas is not permitted.
· The growing or production of cannabis inside the unit or any location within the property is strictly forbidden.
Although this policy allows for smoking / vaping in the exterior areas of the property, this privilege is subject to the respect of other tenants. Smoking / vaping in common / shared areas, areas within 10 meters of doors, windows, air intake openings or unit / building access is not recommended.
Any tenant unwillingly exposed to smoking or vaping within 10 meters of their home by another tenant has the right to submit a formal complaint. In the event that a tenant receives multiple formal complaints for non-respect of exterior smoking, they will be subject to an administrative process leading up to the banning of smoking / vaping on the entire property.
Disposing of smoking refuse is not only unsanitary, but also poses a potential risk of fire. In the event that smoking refuse is discovered on a property, the privilege of exterior smoking / vaping will be removed.
Respect The Children
In order to support our offering of family homes, the protection of children from the potential harms of smoking / vaping will always be a priority. As the saying goes "it takes a village to raise a child".
Any reasonable request from a parent / guardian to not smoke in the vicinity of children should be met by simply moving away from the area. As a responsible smoker, the expectation is that you would not encounter such a request as you would not expose children to second-hand smoke.
